NBA Takes Home 2 Wins at 2020 SHB Innovator Awards

During the 10th Annual Student Housing Business Innovator Awards, SHB virtually presented 22 awards to student housing owners, developers, operators, architecture firms and universities for excellence in student housing development, marketing and operations. With over 120 entries in this year’s contest, NBA came away with two awards for LSU Nicholson Gateway and The Standard at Atlanta! The Nicholson Gateway Development, located on the campus of Louisiana State University (LSU), is the culmination of a vision that transformed a 28-acre undeveloped tract of university-owned property into highly successful mixed-use development steps away from Tiger Stadium. Opened in August 2018, Nicholson Gateway addresses the University’s housing shortage by providing 1,529 beds in apartment-style units for upperclassmen and graduate students while incorporating 50,000 sf of student-focused retail, a 10,000 sf Recreation and Wellness space, an 800-space parking deck and 762 surface parking spaces.

After relocating and replacing its old baseball stadium and demolishing a 1950’s-era family housing complex, LSU officials wanted to turn what had traditionally been the back of the campus into an exciting new gateway district that felt like a part of campus, rather than a service-oriented bypass. The site is located along a major state highway (Nicholson Drive) which is the most direct connection between the LSU campus and downtown Baton Rouge and the state capitol. The resulting retail/housing district creates a town center environment that attracts students, sports fans and the surrounding community.

Nicholson Gateway consists of two retail/housing buildings, a 30,500 sf stand-alone retail building, five residential buildings, and a parking structure all thoughtfully sited to provide a series of quadrangles, secure resident courtyards and public plazas while preserving and celebrating several of LSU’s majestic live oaks. These spaces are all accessed from a pedestrian promenade that runs parallel to a revamped Nicholson Drive corridor which was widened with traffic calming measures, new pedestrian crosswalks and extensive streetscape. Campus bus service and ride-share drop-off service is provided on the north side of Building 200 and allows through-access to the back of the development for exit onto Skip Bertman Drive. On the ground floor of Building 100 is a 17,000-sf local Baton Rouge grocer, Matherne’s Market, that serves as an anchor tenant along with a Wendy’s restaurant. Building 500 is a 30,500-sf stand-alone retail building that contains Frutta Bowls, a quick-service eatery, Starbucks, Private Stock apparel boutique, an Express Care Clinic complete with a Hydration Therapy Lounge and a premiere rooftop event space that features an extensive outdoor area framed by Tiger Stadium and the adjacent Nicholson Quad. Buildings 100 and 500 along with the previously completed LSU Foundation Building frame a large event lawn that serves as active/passive green space for residents and a public Fan Zone on football gamedays complete with a climbing wall, inflatable games, and a HD video wall that feature live games from across the country. Additional programmatic elements include a 10,000-sf satellite fitness facility called UREC @ Nicholson which is in the ground floor of Building 200.

The University’s goal was to produce quality housing for upperclassmen and graduates and to provide student focused-retail to help build a strong sense of community among residents and the larger community while becoming more pedestrian friendly. Nicholson Gateway has unequivocally accomplished these goals!

The Standard at Atlanta is a 19-story, mixed-use student housing development that serves the undergraduate and graduate student population in Midtown Atlanta. Located adjacent to Tech Square on 1.73 acres along Spring Street, the high-rise tower consists of 257 furnished residential units (765 total beds) in a mix of studio, 1-, 2-, 3-, 4- & 5-bedroom configurations.

The ground-level program includes 10,783 SF of commercial space designed to provide street level transparency, engage pedestrians, and promote walkability. A Starbucks coffee shop, previously located at the intersection of Spring and 4th Street, is now incorporated into the ground level of the building at the prominent corner where it once stood. Accessible from 4th street, the drive-thru lane is tucked behind the commercial suites on the ground level, completely wrapped and screened from the surrounding sidewalks which allows for active commercial use. Additionally, the ground level includes 3,064 SF of residential lobbies and leasing office, a 1,000 SF bike shop, and street level service/utility rooms necessary for building operations.

Premium indoor residential amenities totaling 12,153 SF include a clubhouse, 24-hour fitness center with weight room and cardio studio, computer lab with private and group study lounges, gaming pods, and sauna/tanning rooms. Cascading outdoor terraces with sweeping views of the Atlanta skyline and Georgia Tech campus meet the city’s usable open space requirement and provide ample opportunities for social gathering. Totaling 40,467 SF, the elevated rooftop amenities have a southern orientation to maximize sun exposure and consist of a resort-style swimming pool, sun deck, mini putting green, multi-purpose lawn, covered lounge seating, grilling area, and firepit.
